Mechanical Work Runs Better
When the Scope Is Clear Early
3rdGen's process is built around early review, practical design input, project-team coordination, and field execution that respects the schedule and the system intent.

Our Process
Built to reduce field conflicts before they reach the jobsite.
Clear scope. Early coordination. Reliable execution from review through closeout.
Principal-led from preconstruction through turnover.

01
Scope Review
We start by reviewing the drawings, specifications, site conditions, project schedule, and mechanical design intent. This helps us understand the full scope before pricing, procurement, or installation planning begins.
What we review:
- Mechanical drawings and specifications
- Equipment requirements
- Site constraints and access
- Schedule expectations
- Scope gaps or unclear responsibilities
-
02
Design Input & Constructability Review
When brought in early, we help clarify system approach, load requirements, equipment placement, ductwork or piping routes, service clearances, controls needs, and long-term maintainability. The goal is to identify practical mechanical issues before they become field conflicts, RFIs, or change orders.
What we clarify:
- HVAC system approach
- Equipment placement
- Routing and access
- Serviceability
- Coordination risks
-
03
Pricing & Planning
After the scope is clear, we prepare pricing around the actual mechanical requirements of the project. We look at labor, equipment, materials, schedule, sequencing, and coordination needs so the estimate reflects how the work will actually be built.
What we consider:
- Equipment and material requirements
- Labor and installation sequencing
- Long-lead items
- Schedule constraints
- Coordination with other trades
-
04
Mechanical Coordination
Before installation starts, we coordinate with the GC, architect, engineer, owner, and other trades to reduce clashes and preventable rework. Our focus is simple: resolve issues on paper before they become expensive problems in the field.
Coordination includes:
- Trade coordination
- Drawing review
- Routing conflicts
- Access and clearance review
- RFI support
-
05
Installation
Our field team executes the mechanical scope with attention to sequencing, workmanship, safety, and coordination with the overall construction schedule. We stay focused on clean communication, reliable execution, and practical problem-solving throughout the build.
Installation focus:
- Commercial HVAC installation
- Mechanical piping or ductwork coordination
- Equipment setting
- Field layout
- Quality control
-

Startup, Testing & Closeout
At the end of the project, we support startup, testing, punch list completion, commissioning coordination, owner turnover, and closeout documentation. The job is not complete until the system is operating as intended and the closeout process is handled properly.
Closeout support:
- Startup support
- Testing and balancing coordination
- Punch list completion
- Closeout documentation
- Owner turnover support
