How We Engage
3rdGen joins the project while the mechanical design is still developing, providing contractor input on equipment, routing, constructability, coordination, sequencing, and cost before the documents are fully finalized.
3rdGen develops the mechanical solution with the project team and carries that system through coordination, installation, startup, and closeout.
Early Mechanical Involvement
Mechanical decisions made early affect equipment locations, ceiling space, shafts, structure, electrical requirements, architectural conditions, controls, budget, and construction sequencing.
By involving the mechanical contractor during design development, the project team can evaluate those realities before the system is fully locked and expensive conflicts reach the field.
Equipment type, zoning, ventilation, distribution, controls, and mechanical approach developed around the actual project.
Routing, access, equipment locations, service clearances, installation sequencing, and field conditions considered during design development.
Mechanical decisions evaluated with equipment availability, major scope drivers, long-lead considerations, and construction reality in mind.
From Concept to Construction
The goal is not design for design’s sake. The goal is a coordinated mechanical solution that can move from project requirements into construction with fewer unanswered questions.
Mechanical Strategy
The right mechanical solution depends on the building, occupancy, architecture, project constraints, owner priorities, and construction strategy. We do not force every project into the same system type.
Constructability
A mechanical concept is only useful if it can be coordinated, installed, serviced, commissioned, and delivered within the actual project conditions.
Routing
Mechanical paths considered alongside framing, structure, ceilings, shafts, and other trades.
Equipment Access
Locations evaluated for installation, maintenance, service clearances, and replacement access.
Trade Coordination
Mechanical requirements coordinated with electrical, plumbing, architectural, structural, and controls conditions.
Sequencing
Design decisions considered against procurement, rough-in, equipment setting, startup, and project schedule.
Project Team
Design-Assist and Design-Build only work when the mechanical contractor can communicate clearly with the people shaping and managing the project.
Audience pages explain how we support GCs, architects, and engineers from scope review through field execution.
01 For General Contractors
Mechanical input that supports estimating, coordination, procurement, schedule planning, constructability, and field execution.
Useful when the mechanical scope is still developing and the GC needs practical feedback before buyout.
Mechanical Support for GCs02 For Architects
Mechanical collaboration around equipment locations, ceiling conditions, architectural constraints, routing, and project intent.
Early feedback before routing, access, and visible components are locked by field conditions.
Coordination for Architects03 For Engineers
Contractor-side feedback on equipment, installation conditions, coordination, procurement, constructability, and field execution.
Design-Assist input that stays grounded in how the system will actually be built and serviced.
Working With Engineers04 For Owners / Developers
A mechanical partner capable of helping move the system from early project requirements through installation and turnover.
One team that can help shape the mechanical approach and carry it into construction.

Common Questions
Early involvement, design roles, coordination with the design team, and when Plan-Spec is the better fit.
Earlier is usually better when major mechanical decisions are still open. That gives the team time to review system approach, equipment, routing, coordination, constructability, and procurement before the documents are locked.
In Design-Assist, 3rdGen contributes contractor-side mechanical input while the project design team may retain primary design responsibility. In Design-Build, 3rdGen takes a larger role in developing the mechanical solution and carrying it through construction.
Yes. Early collaboration with architects, engineers, general contractors, and other trades is a core part of Design-Assist delivery.
Yes. Depending on the project, we can help evaluate equipment strategy, zoning, distribution, ventilation, routing, constructability, and other mechanical considerations before the final system is selected.
Yes. Early contractor involvement can provide useful construction and procurement context while the mechanical scope is still developing. Final pricing depends on the level of design definition and project information available.
Yes. Projects with substantially complete engineered mechanical documents are handled through our Plan-Spec delivery path.
