Plan-Spec Execution

Built From the Contract Documents, Managed in the Field

Plan-spec work is not just setting equipment from a schedule. You still need procurement, coordination, routing, install sequence, controls tie-in, startup, and closeout.

We build from the issued drawings and specs. When field conditions, clashes, or scope gaps show up, we flag them through the project RFI and coordination process.

Against the Documents

Drawings, specs, schedules, details, and addenda tracked to the mechanical scope we bid and build.

Field Coordination

Mechanical routing and installation coordinated with structure, electrical, plumbing, architectural conditions, and the GC's sequence.

Project Documentation

RFIs, submittals, equipment information, startup requirements, punch items, and closeout organized around the project.

Full Project Scope

Mechanical Scope From Preconstruction Through Closeout

Our role does not start when equipment arrives on site. We manage the mechanical scope against the contract documents from initial review through final closeout.

  1. Preconstruction

    • Drawing & specification review
    • Mechanical takeoff
    • Scope clarification
    • Bid / proposal development
    • Addenda review
  2. Procurement

    • Equipment schedules
    • Submittals
    • Long-lead tracking
    • Approved equipment procurement
  3. Coordination

    • RFIs
    • Field verification
    • Routing coordination
    • Equipment locations
    • Trade coordination
  4. Construction

    • Sheet metal / ductwork
    • Refrigerant piping
    • Hydronic piping where applicable
    • Equipment setting
    • Ventilation
    • Controls coordination
  5. Completion

    • Startup
    • Commissioning coordination
    • Punch
    • O&M / closeout documentation
    • Owner turnover

Field Execution

Sheet Metal & Ductwork

Project-specific sheet-metal fabrication and commercial duct systems built around the issued mechanical documents and actual field conditions.

  1. Distribution

Rectangular and round duct; supply, return, exhaust, and outside-air runs per the drawings.

  2. Connections

Equipment transitions, plenums, and tie-ins at RTUs, AHUs, and branch takeoffs.

  3. Accessories

Dampers, access doors, and accessories required by the mechanical documents.

  4. Field fit

Field verification and fabricated modifications when routing or conditions differ from the bid set.

Delivery Structure

How Plan-Spec Fits the Project

  1. Plan-Spec

Mechanical engineering is complete on the drawings. 3rdGen prices and builds that scope.

  2. Design-Assist

The project has a design direction, but contractor input is useful before documents and equipment selections are finalized.

  3. Design-Build

3rdGen develops the mechanical solution and carries it through construction.

Common Questions

Plan-Spec Mechanical Questions

Bid review, submittals, RFIs, ductwork, and coordination with your GC and design team.

Do you bid directly from mechanical drawings and specifications?

Yes. We review the issued mechanical documents, schedules, specifications, addenda, and available project information to develop the mechanical scope and proposal.

What should I send for a bid review?

Mechanical drawings and specifications are the starting point. Architectural, structural, electrical, plumbing, controls, addenda, bid instructions, and project schedule information are also useful when available.

Do you handle submittals and RFIs after award?

Yes. Project documentation and coordination are part of carrying the mechanical scope from preconstruction through field execution and closeout.

Can 3rdGen provide sheet-metal and ductwork installation?

Yes. We execute commercial duct systems, equipment connections, ventilation scopes, and related project-specific sheet-metal work as required by the mechanical documents.

What happens if field conditions conflict with the plans?

We document the condition and use the project's RFI and coordination process. We do not change the design in the field without engineer direction.

Do you also handle Design-Assist or Design-Build projects?

Yes. If mechanical design is incomplete or contractor involvement is needed earlier, 3rdGen also delivers Design-Assist and Design-Build mechanical projects.
